"Higher-Priced Mortgage Loans" do pertain to you!
Most likely your credit union has some loans that are affected by changes to Regulation Z, which now designates some closed-end loans as “higher-priced mortgage loans.” This new designation, which took effect Oct.1, pertains to any closed-end mortgage loans that are secured by the borrower’s principal home (including home purchase loans, refinancing of loans and home equity loans) with an APR greater than the "average prime offer rate" on a comparable transaction by at least 1.5 percentage points or more for first lien loans or 3.5 percentage points or more for subordinate lien loans. Find out how this change affects your credit union by using the federal financial regulators’ online rate spread calculator located at www.ffiec.gov/ratespread/newcalc.aspx. Then contact The League’s Legal Affairs staff at (800) 242-0833, to ensure your credit union is in compliance immediately!
